Roof leak detection
Finding where the water actually gets in
Gutters are a roofing problem more often than people expect. Overflowing or incorrectly falling gutters push water back under the shingle edge and down the fascia, which rots timber and can show up inside as a leak. Blockage, bad fall, undersized downspouts and failed joints are the usual causes, and they are frequently found during a leak call rather than reported as problems in their own right.
Lyford is close enough to the Gulf to take the full force of tropical systems, and that is the storm profile that sets everything else. Hurricane wind is sustained for hours rather than gusting, which does something different to a roof — it works shingle tabs loose over an extended period and drives rain horizontally under courses that would shed any normal downpour. Then the heat and humidity do the slow damage. Roofs across Willacy County run hot for most of the year, which ages the shingle and hardens every rubber and sealant component on it, and the humidity means that anything which gets wet inside the roof structure stays wet. A small leak here does considerably more damage over the same period than the same leak would further north, and mould becomes a problem much sooner.
Lyford has a population of about 2,210, and the housing stock here sets the pattern for what fails first on a roof.
Indirectly and commonly. Water backing up in a blocked gutter gets under the first shingle course and onto the decking, which presents inside exactly like a roof leak. Clearing the gutter is sometimes the entire repair.
Twice a year as a baseline, more with overhanging trees. The autumn clearing matters most — a gutter that goes into winter blocked is the one that overflows and rots the fascia.
